Over the last fifteen years the UK mortgage market has been through huge change and seen many new regulatory requirements, not least as a result of the Mortgage Market Review and the implementation of the Mortgage Credit Directive.

Over the last fifteen years the UK mortgage market has been through huge change and seen many new regulatory requirements, not least as a result of the Mortgage Market Review and the implementation of the Mortgage Credit Directive. Meanwhile technological developments, such as digital platforms which speed up the application process, affordability algorithms, eligibility criteria and Open banking are helping to modernise the mortgage industry. 

Taking advantage of this change, the mortgage market is continually evolving to meet the needs of a widening customer base, with new developments in buy-to-let mortgages, lending into and in retirement, intergenerational lending, peer-to-peer lending for non-residential mortgages and support to first-time buyers. 

UK Finance works with and on behalf of the whole range of UK mortgage lenders - banks, building societies, specialist lenders (including those who are authorised to service mortgages) - to ensure we are representing a single voice for the industry and to promote sustainable housing finance in the UK. We also represent those who lend commercially to social housing. Together, our members undertake an estimated 97 per cent of the UK’s residential mortgage lending and a similar percentage of the UK buy-to-let market.

We engage with policymakers across the UK and EU, to help shape regulation. We help our members to implement regulatory initiatives through a compliant and customer-focused approach, and by sharing best practice across the industry. We provide comprehensive lender data and statistics to help policymakers understand key trends and the impact of regulatory change. We also support the home buying process through the UK Finance Handbook and our work with governments and representatives from the legal communities.
